Best paint colors for Selling you home!

Nothing makes me happier than freshly painted walls and baseboards when I'm showing buyer's homes. It's the little things in life! :-) A fresh coat of paint can go a long way when it comes to selling your home especially if you select the right color.

Homes with rooms painted in shades of light blue or pale blue/gray can sell for as much as $5,440 more than expected, according to a new Zillow report.

Zillow’s 2017 Paint Color Analysis looked at more than 32,000 photos from sold homes around the country to see how certain paint colors impacted their sale price on average, when compared to similar homes with white walls.

Blue kitchens

Homes with blue kitchens, often found in soft gray-blue, sold for a $1,809 premium.



Light blue bathrooms

Homes with light pale blue to soft periwinkle blue bathrooms sold for $5,440 more than expected.


Brown living rooms

Turns out homes with light beige, pale taupe or oatmeal-colored living room walls sell for $1,926 more than expected.



Cadet blue bedrooms

Homes with light cerulean to cadet blue bedroom wall colors can come with a $1,856 premium.


Slate blue dining rooms

Homes with slate blue to pale gray blue dining rooms also sold for more money — $1,926 more on average than homes with white dining room wall colors.


“Greige” home exteriors

A home’s exterior color may also have an impact on its sale price. Homes painted in “greige,” a mix of light gray and beige, sold for $3,496 more than similar homes painted in a medium brown or with tan stucco.

I stocked up on staging items for the homes I am selling right now. I couldn't help myself and bought all of those Seahorse plates along with the cream circular plates so I could layer the two and use them for a formal dining room which a great technique when setting your table.

The color in these blue plates are stunning and pairing it with cream napkins and pretty silver and gold napkin ring would be spectacular. Speaking of napkin rings... Reagan was in love with some napkin rings and the kind owner gave them to her and wrapped it up all fancy. It made her night. Happy shopping!

What wakes you up every morning and gets you excited about life? Of course mine is family but anyone that has spent time around me knows that I have an absolute love addiction to ANYTHING real estate related. Here is how it began!


My love for Real Estate actually began when I was in college.  I went to school at the University of South Florida and received my degree in Marketing and Communications. 

While I was in college I worked full time in the leasing office where I lived so I could receive a discount on the rent.  I quickly realized I LOVED helping individuals find the perfect place to call home.  I really enjoyed helping them settle in their new home and making it what I called "COZY".  I loved the relationships and bonds I made with my clients and enjoyed being a constant resource for them when it came to anything "HOME" related.


After college graduation, I went to go work for a mold remediation company.  Why in the world would I work in mold remediation, right?!?!  Well, it was perfect for me.  I knew I wanted to do anything related to homes.  I also loved the idea of helping families renovate their homes after the mold was remediated.  I loved the look on my clients faces when I would put on my Tyvek suit to crawl under a pier and beam home to check for mold.  While I was working for the mold remediation company I also purchased my first home.  It was a major fixer upper.  I would work on the home at night and on weekends and sold the home two years later for a great profit.  That is when the Real Estate bug began.


After about four years in the mold remediation business, I was recruited by a large commercial real estate firm to manage a new building that was being built.  It was about a mile from my house and I thought it would be a great change of pace for me.   I would be responsible for leasing and managing the building with about 100 office spaces. After about a year, I was at almost 100% occupancy.  I loved the sales side, but I strongly disliked the property management side of commercial real estate.  I knew at this point commercial real estate was NOT a fit for me.


Thankfully, I was very involved in the community as an ambassador for my city’s chamber of commerce.  At one of our meetings, I went up to the President of a local home warranty company and asked him for a job.  I started as a sales rep and within a few months I was managing the state of Texas.  I hired reps from San Antonio to Austin to Dallas.  I really enjoyed this job.  I already knew about the construction of a home from my mold remediation days.  Now, I was getting a wealth of knowledge about the mechanics of a home.  I was also building my sales team and marketing myself to Real Estate Agents, Title Companies and Lenders all across the state of Texas.


My favorite part of this job was going into Real Estate firms and teaching classes to the Realtors.  While I was teaching Realtors, I realized, "Why not get my Real Estate license?"


At first, I used my license for just personal real estate investing.  After a few years of watching me transform homes; my friends wanted me to start helping them as well.  I am very blessed that I built my entire real estate business off of referrals.  After my second daughter was born, some of my friends wanted me to mentor them in real estate.  So, that is when I decided to take a BIG leap of faith and start Caine Premier Properties (my baby).  The rest is history.  As of today I am now a Broker in two states and have AMAZING Realtors that I have the privilege to work with every day.  I look forward to seeing what the future holds for my business in the years to come. I LOVE my Caine family and these people are not just Realtors apart of my company they are kind, loving, hard working, determined, sincere and strong individuals. I am not your typical brokerage that will take ANY new Realtor that has a license. I only want the best and won't settle for anything less. My favorite quote for our team. Our house on HGTV "Clear to Close"

Nothing better than the words "Clear to Close"! Those words make me do a serious happy dance! We purchased this property a year ago on an online auction. I love buying homes online it sure beats waiting at a courthouse. You might have seen us on the front page of Naples Daily News. Also, this home was featured on House Hunters, HGTV. Here are a few pictures from that article:

After this article was posted it got syndicated nationally and our phones literally rang off the hook for a week with production companies. These companies were from LA to NY and wanted to see if Katie and I would be interested in filming a Real Estate Renovation show. (This is a long but fun story and I will share it with you but in another post) :-)

Let's get back to the house. :-) The house renovation took about 5 months to completion, thankfully none of the walls I wanted to remove were load bearing so I was able to create an open concept and make the home feel very spacious. We sold this home for $345,000 and the buyer that purchased the home called me crying saying that she NEVER thought her dream home could exist in her price range. Those words have literally stuck with me because it makes me incredibly happy that I was able create her PARADISE in this home.

This is the only picture that we had of the home when we bid on it online. Is it weird that I get super excited to see what is inside after closing? It's like Christmas morning and I am so thankful that Naples Daily News was able to capture these pictures. 


After I put the home on the market, I received multiple offers and was able to do a "Pre-Occupany Lease to Purchase" with the buyer. It worked perfectly because the buyer needed more time and we weren't in a rush to close.

We ended up doing a full house transformation. Look at these after pictures!

Morningside Home Renovation - Before

My husband called me one day and said the 5 word phrase used very often in our home, "I FOUND THE PERFECT HOUSE!"

So, what makes a house a "Perfect House" when you are looking for a house as an investment?

First, obviously is PRICE! You need to make sure the home is priced low enough that after renovations/realtor fees/closing fees there is still room for a profit.

Second, what is your CARRYING COST such as HOA fees and/or maintenance fees for the home?

Third, LOCATION.. LOCATION.. LOCATION.. What are the average days on the market for the location or neighborhood?

Fourth, FOOTPRINT of the home.. Does the home have potential with the current square footage or do you need to do an addition or change load bearing walls to make the floor plan more desirable for resale?

Last but not least, you must have VISION and PATIENCE! 

We both knew this house would be a good investment because it fit all the above perfectly. Well.. sometimes I lack in the patience department but I make up for it in my vision. :-)

The reason I was super excited about this home is it is 1 mile from the beach and A rated schools.  It is also right in the middle of the town so it is close to everything.

We purchased this Ugly Duckling right before Hurricane Irma hit and let's just say it has been a LONG renovation process.  A little part of me was hoping this home did not exist after the hurricane. I am just kidding! Well, maybe I am not kidding!  We purchased this home sight unseen with a two week close and no right to inspect.  This is why we were able to purchase the home for such a great price.

I am going to show you all the before pictures of this home and then I will walk you through the changes I have made to give the home character and turn it from a house to a home. Let's start from the beginning.


You may look at this and think well that doesn't look too bad, right? Pictures can we VERY deceiving. The entire front half of the house had asbestos and we had an unexpected $15,000 fee in remediation and air quality testing. Thankfully, we always budget in for the unexpected because you ALWAYS have things pop up during the renovation process. Once we removed all the sheet rock and insulation, we opened up a can of worms. We realized the entire house needed new plumbing, electrical, air ducts, A/C units along with a new roof. Basically, we needed a NEW house. :-) 


Check out this beautiful blue kitchen from the 1960's. Retro right? Let's just say everything about this kitchen had to go along with the load bearing wall to your left. I wanted an open concept so that I could create an enormous island which would be great for entertaining. I had BIG vision for this space and I had to make sure that wall could GO!


The HOLY PINK master bedroom that was extremely awkward with the shag carpet and super tiny master bathroom. You see that sitting area? It was the perfect space to create a beautiful master bathroom with dual vanity, large shower and separate water closet? Bathrooms and kitchens SELL a home and this home would not sell with this super tiny bathroom.

I fell in love with this HUGE screened in Lanai. Naples is all about outdoor living and this house had the space along with a fabulous large backyard. Stay tuned as you watch me transform this house into a HOME and make it stunning for a fabulous new family.
